Copy of OSI’s DC Certificate of Occupancy
OSI holds its own DC Certificate of Occupancy for our 3rd and 4th floor suites, issued after the District inspected the build-out. We provide a copy at no charge. A certificate issued in your own business name is a DC Department of Buildings application that OSI hosts for a one-time $150 coordination fee.
Letter of authorization
Supporting documentation confirming your right to use the address, for banks that ask for verification beyond the lease when you open a commercial account.
Lobby directory listing
Your business name on the building lobby directory at 1629 K Street NW (Standard, Premium, and Private Office plans) — the simplest proof that you are actually here when a reviewer or client visits.
Where these documents are used
SAM.gov registration, CAGE code assignment, and UEI registration (lease plus the address); DSLBD’s CBE program (lease plus Certificate of Occupancy are the principal-office documents DSLBD lists, with the dedicated desk satisfying physical nexus); commercial bank accounts (lease or letter of authorization); and the DC Basic Business License (Certificate of Occupancy copy). Many of our clients have registered with SAM.gov and obtained CBE certification using exactly these documents.
Will a standard virtual office pass SAM.gov EVS?
Often, for a mailing address. SAM.gov’s entity validation checks that your physical address is a real, documented location, and our K Street address with a lease in your business name is suitable for many SAM.gov registrations. It is not a guarantee: if your registration, contracting officer, or a DSLBD CBE reviewer asks for proof of a physical office, a mail-only virtual office does not provide it. A dedicated desk (from $279/month) with a lease in your business name and a copy of OSI’s Certificate of Occupancy is what satisfies the physical-nexus requirement — if CBE is on your roadmap, start there.
