Office Space for Lawyers in DC — Common Questions

Answers to the questions attorneys and law firms ask most about office space at OSI Offices on K Street NW.

Your DC address, the Bar, and compliance

DC does not impose a strict physical-office requirement, which is why so many solo practitioners and small firms work remotely. What you do need is a credible business address for bar registration, client correspondence, opposing counsel, and service. A K Street business address with mail service is $65/month — currently $32.50/month for your first six months — and the Attorney Starter Plan with a DC phone number is $99/month. No deposit, no long-term lease.

Yes. Attorneys have used our address on bar registrations, letterhead, business cards, court filings, and business formation documents for more than four decades. OSI holds its own DC Certificate of Occupancy for its suites, so this is a legitimate commercial office address rather than a mail drop. Requirements can change, so confirm the current rule with the DC Bar, but our address has cleared these filings for numerous members in good standing.

An actual suite. OSI has occupied 1629 K Street NW since 1981. Reception is staffed by our own employees, and private offices, conference rooms, and deposition rooms sit behind the same front door your clients walk through. That distinction matters when a judge, a licensing board, or a prospective client looks at where your practice is based.

Yes. DC registered agent service is $5/month per entity plus a one-time $25 setup fee, available with any active mail plan. You list OSI Management Inc. at 1629 K Street NW, Suite 300 as your agent with DLCP. Served documents and legal notices are received by staff during business hours, logged, and scanned to you the same day. See our registered agent page for details.

Yes. Our front desk receives deliveries, process servers, evidence, and client payments during staffed hours, logs them, and notifies you at the email on file right away. Firms with active litigation practices tell us the reliability of that log is the thing they would miss most if they left.

Confidentiality and privilege

Client conversations happen behind closed doors in private offices and meeting rooms, not on open coworking benches. Mail is handled by staff and scanned to you through the client portal rather than left in an open slot. We do not reveal confidential information about members or their clients to general inquirers or to other members; the only defined exceptions are a request from a publicly recognized bar association or a properly identified law enforcement official. Attorneys should still apply their own judgment about privileged material in any shared facility.

Reception greets your visitors by name and shows them to your office or reserved room. There is no public sign-in sheet displaying case matters, and every meeting room has a door that closes. We suggest seeing visitors by appointment; if someone arrives when you are not here, whether we call you at that moment is your call, and we never hand out your personal numbers without your authorization.

Our 24/7 AI receptionist, OSIntelligence, runs a law-firm intake flow: it captures the case type, the caller's description in their own words, the opposing parties you will need for a conflict check, and flags time-sensitive matters for priority callback. Behind it is the same live K Street team that has answered attorneys' phones since 1981, so a midnight injury call does not land in a voicemail box.

Meeting, deposition, and office space

Yes. Three room types are bookable by the hour, each with high-speed Wi-Fi, a large presentation display, and a whiteboard: a small conference room for 2 to 4 people ($18/hour for members), a large conference room for 6 to 12 ($22/hour), and the executive boardroom for 12 to 30 ($94/hour), which is where most depositions and mediations are held. Court reporters, videographers, and opposing counsel arrive to a staffed reception rather than a locked door. Reserve through the client portal, by phone, or by email; standing reservations are available if you meet clients on a recurring schedule.

That is the common pattern here. The $99/month Attorney Starter Plan includes two prepaid hours of private office use; the $165/month Comprehensive Plan includes sixteen. Additional office time is $18/hour on address plans and $14/hour on plans that include prepaid hours. You keep the address, the phone number, and the mail handling year-round and pay for rooms only in the months you are actually in front of clients.

Yes, and many firms do. Members often start on a virtual plan while building a book of business and later take a furnished private office in the same suite: same address, same staff, same phone number, no rebranding and no reprinting. Interior offices start at $700/month and window offices at $1,250/month, with 24/7 building access for late case preparation and 15 hours of conference room use each month. If every office is taken, we keep a priority waitlist and you can reserve a furnished office by the day in the meantime.

Yes. Tell us how many people need day-to-day desk access and how often, and we will structure the plan around that rather than selling seats you will not use. We can also authorize additional people to receive and collect mail on your behalf. Month-to-month terms mean you can add or drop capacity as matters come and go.

Monthly parking is handled by the building at about $275/month, and there are public garages within a block at 1601 K Street NW, 1050 17th Street NW, and 1667 K Street NW, plus limited metered street parking. Farragut North and Farragut West Metro stations are a block away.

Mail, filings, and administrative support

Staff receive and sort mail daily. Digital scanning of the front of every envelope is included in the Attorney Starter Plan and is a $15/month add-on on the address-only plan; scans go to your email and the client portal the day the item arrives. Open-and-scan of the contents is $2 per envelope (first six pages included, then 10 cents a page), and you can switch on automatic open-and-scan so nothing waits for a request. Forwarding goes out twice weekly for $5/month plus postage at cost plus 25%. For litigators, the practical benefit is that a court notice or a letter from opposing counsel reaches you the same day it lands on K Street, wherever you are.

Yes, as a members-only service. Upload a document from home, court, or chambers and our K Street staff prints it and gets it postmarked the same business day when received by 3:30 PM ET, as First-Class or USPS Certified Mail with electronic Return Receipt for signature proof. Copies, stapling, and 3-hole punch for case binders are available, and you receive a scan of the stamped envelope as your receipt. Pricing is a $3 base with the first five black-and-white pages included, then $0.15 per page black-and-white and $0.50 per page color, plus postage at cost plus 25%. We ship specific documents to courts, banks, or a designated address on your behalf; we do not run ongoing correspondence with your clients.

Yes. Our copiers and scanners handle large jobs and you can self-serve with your copier access code, backed by high-speed fiber internet in the 100 to 300 Mbps range. Staff administrative support is available at $30/hour with a 30-minute minimum. Members also get access to periodic mini-seminars on practice technology, a habit that dates back to when the DC courts first went electronic.

Yes. Plans from $99/month include a 202 number with voicemail-to-email transcription. Standard handling sends callers to voicemail; automatic forwarding to a number you provide is $25/month. Live answering in your firm's name, with calls relayed to you, comes with the $115/month Phone and Mail plan or as a $20/month per-line add-on, and OSIntelligence covers the hours no one is at a desk. The Attorney Starter Plan alone does not include live answering.

Several members of our business community are notaries and are happy to help, and our team can act as witnesses when a signing needs one. For USPS Form 1583 at signup, we can also refer you to an online notary and schedule a short ID-verification video call if you are not in DC.

Cost, terms, and location

Enhanced Mail, $65/month ($32.50 for your first six months): a K Street address with full mail service. Attorney Starter Plan, $99/month ($49.50 for your first six months): the address, mail service with envelope scanning, a DC phone number with voicemail-to-email, and two prepaid hours of office use. Comprehensive Plan, $165/month: everything in Starter plus sixteen prepaid hours. Registered agent is a $5/month add-on with a $25 setup fee. Full-time private offices start at $700/month; see plans and pricing for the full list.

None of the three. Terms are month-to-month with no long-term lease. Mail-only service can end at the close of the current month; giving up a physical office or desk takes 30 days' notice. Pay a year ahead and take 10% off, or 5% off for six months. If your practice changes shape — a big case ends, you take a government role, you merge — you are not carrying five years of unused square footage.

K Street NW is the address the legal and government-affairs world reads instantly, home to a concentration of the country's top firms, lobbying shops, and policy organizations. From 1629 K Street NW you are steps from Farragut North and Farragut West Metro, a five-minute walk from the White House, and a short ride from DC Superior Court and the federal agencies. It gives a two-person firm the front door of a two-hundred-person firm.

A conventional DC lease means a multi-year commitment, build-out, furniture, a security deposit, and a receptionist on payroll. National flex-space brands typically want annual terms and charge separately for the services attorneys actually use. OSI is family-owned and independently operated on the same corner since 1981, with month-to-month terms, no deposits, and staff who have known some members' clients for years.

Since 1981, when C. Jack Pearce, an antitrust attorney who had served at the U.S. Department of Justice, opened the first executive suite in the United States. The suite was laid out around how lawyers actually work, which is why deposition rooms, a staffed front desk, and meticulous mail and phone logs came before the amenity list. Today more than 1,500 businesses work from or through 1629 K Street, including over 400 attorneys, and we hold a 4.9 out of 5 rating on Google.

Yes. Book a tour, or request a free day pass and work from the suite for a day: take a call in a private office, see how reception handles a visitor, and check the Metro walk yourself. Call (202) 600-7777, email manager@osioffices.com, or send a message and a real person in DC replies the same business day.
